Our Step-By-Step Process

At Cober Contracting, we know that design, structural, or construction questions or issues can come up during your renovation project. We also know that hiring a contracting team can feel overwhelming. That’s why we’ve outlined the specifics of our process below - to keep you ‘in the know’ about each step of our partnership. 

  1. Getting Started. Submit your request for a consultation on line or call directly at 905.830.6416.

  2. First Meeting. We’ll get together to listen and learn about how your needs for your space have changed. We strongly encourage both partners, and/or other interested parties in your family, to be present - so we can get a clear idea of your ideas and concerns. We review your property, brainstorm possible solutions, and also discuss budget and timelines. This allows both of us to decide whether we’d like to work together and move to the next phase of the process.

  3. Confirming Partnership. Many homeowners get overwhelmed with the numerous choices for finishing materials and don’t know where to begin or how to pull it all together. In the initial consultation, it will be determined if you will need design work, permits and/or drawings done. If so, we’ll take detailed measurements, and photos, and provide an in depth exploration of different design options including a preliminary budget and timelines. 

  4. Approving The Plan. Once you’re happy with the conceptual plans, we’ll prepare a construction budget estimate. If necessary, we can make adjustments to the design or scope of work as required to align with your budget. Some homeowners choose to use their own designers. If you would like to handle all the product, fixture, and finish selections, we will provide you with a pre-construction checklist of decisions and actions that we need from you to smoothly complete your project. 

  5. Executing The Plan. During the actual construction phase, we will coordinate our team and any necessary trades to execute the work. We’ll arrange for any necessary inspections at the appropriate times and will be in regular contact with you to keep you up to date with the project. Daryl is on site every day providing consistent communication.  

  6. Final Touches. As construction finishes up, our focus on detail and quality workmanship will ensure the project turns out to be exactly what you want. We understand how exciting it can be for homeowners to start a renovation and also how it can disrupt your routine. Keeping a clean and safe renovation is very important to us. If you wish at the end of the project, we’ll arrange for cleaners to come in to ensure your space is ready for you to enjoy. After your project has been completed, we will follow up with you to ensure you are delighted with the work. If you have any concerns at all, we will be back at your front door to address those concerns, and make sure you’re completely satisfied.

Project Management

Cober Contracting enters into formal contracts with each contractor on behalf of the client, (in the form of a fixed price contract). The client can then take as much or as little involvement in the actual construction as they desire, giving them ultimate flexibility. We work on behalf of the client for pricing, conflict resolution, and charge a flat project fee for doing so.

Pricing Options

Lump Sum
This method provides you with a fixed price for the complete scope of work, with allowances for various finishes. Sometimes clients ask to make changes during the construction phase. Any changes to the scope of work will be charged on a change order.

Cost Plus
This is the most popular method chosen by our clients and involves a set percentage rate that will be charged over and above the actual construction costs of the project. All subcontractor costs and supplier costs are disclosed. The homeowner is aware of who’s getting paid and how much. There are no hidden costs or fees. This creates a level of comfort and trust between Cober Contracting and the homeowner, because the labour and material costs are known. 

Another important benefit of Cost Plus Pricing for homeowners is that, you only pay for services completed to date. This is so you can ensure that all aspects of the project are paid in full. This also means that the homeowner doesn’t have to pay for tasks not yet completed, giving ultimate control and flexibility of the budget to the homeowner.
